What is wrong with the 2BR housing market in JC/Hoboken?

From what I have seen, the 1BR housing market has not lost nearly as much steam as the 2BR market. There are plenty of example of nice apartmetns in good buildings sitting on the market for over a year.

In Washington Common, prices dropped to $400 a square foot for two bedrooms on many apartments before they sold.

There are fantastic apartments available in Zephyr lofts for UNDER $400 sqft(MLS: 8000720) This is a beautiful 1355 sqft apartment with high ceilings. Take a look at the pictures below.
